There are four main commercial real estate loan programs; a Stated Income Loan which bypasses income verification but still comes with a 30-year term, the Full-Doc Loan which requires full documentation (tax returns, bank statements, etc) but offers extremely low rates with great terms, a Bridge Loan which offers no credit check and comes with terms up to 2-years, and lastly our Hard Money Loan which focuses solely on the asset (your property) offering true flexibility with regards to underwriting. All of our commercial loan programs offer a "makes sense" approach, undergo human underwriting (no algorithms), and is perfect for real estate investors both big and small, seasoned or first-time.

Stated Income Loans are a great options for borrowers looking to avoid income documentation or verification, but still seeking an extended 30-year term. Bank statements are generally not required for refinance transactions, however, purchase transactions will require proof of funds to close.

Full-Doc Loans offer commercial real estate investors the largest amount of funding with the lowest rates available. Just like the name of the program, this loan will require full-documentation such as tax returns and a personal financial statement (PFS). Additionally, commercial properties should have stable cash-flow and be located in or near a major metropolitan area.

Hard Money Loans offer flexible qualifying guidelines being that there's no income documentation couple with being credit score friendly with no minimum credit score requirement. Payments are also kept lower since the Hard Money Loan program offers interest-only payments. Ultimately, a Hard Money Loan is perfect for real estate investors seeking short-term financing.
